Tenant Frequently Asked Questions

  • Q: Can you hold a place before I apply?

A: No! All of our properties are rented on a first come, first serve basis. We recommend that a deposit be placed quickly on a property with a move-in date soon to follow in order to ensure you get the property of your choice.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

A: No! The deposits can vary in amounts based on the properties we offer. The deposit must be paid along with any pro-rated rent upon day of move-in.
  • Q: How old do you have to be to apply?

A: All applicants must be 18 years or older.
  • Q: Is the deposit refundable?

A: All deposits are refundable once the terms of the lease agreement have been met. Vacated properties should be left in the condition in which they were received in order to ensure that your deposit may be refunded.
  • Q: Who needs a cosigner?

A: There are no reasons for a co-signer to be required. All individuals living in a property over the age of 18 will be required to sign the lease for legal purposes.
  • Q: You have a property I want to rent. How do I apply?

A: You can apply online and pay the $25 application fee in order to expedite the process. If you prefer to apply in person, you are always welcome to visit our office and fill out your application with our staff.
  • Q: How do I pay rent?

A: We offer a variety of ways to secure your payment. Money orders are acceptable via mail or delivery to our office. We also accept online payments via our tenant portal. We are also excited to announce that we have partnered with PayNearMe in order to allow your rental payments to be made at local retailers such as CVS Pharmacy, ACE Cash Express and Family Dollar.
  • Q: I want to get a pet. What do I do?

A: Pet deposits are required based on type of pet and size. Please speak with our office as pets are discussed on a case by case basis.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

A: If you desire to leave the residence with your roommate, we will require you sign a formal release from our lease agreement and your roommate will be requested to sign a new agreement excluding you from the terms.
  • Q: My lease expiration is coming and I want to move out. What do I do?

A: We require a 30 day written notice if you are vacating our property. Deposits will be refunded if all terms of the release agreement have been met.
  • Q: Who is responsible for paying for repairs & maintenance requests?

A: In order to ensure you have the best living experience, we handle all maintenance requests and repairs within a reasonable time frame and within reasonable wear and tear of the property at NO expense to you. Should we find repairs that are needed based on your negligence or intent to cause damage, we reserve the right to apply the repair costs to your account.
